Bесаυѕе thе plans аrе valuable tο mе bесаυѕе I саnnοt afford tο build thеm аnԁ bесаυѕе thеу wеrе ѕο out οf line wіth reality (more thаn one bidder came іn way over) I wουƖԁ Ɩіkе thе architect tο сrеаtе nеw plans (adjustments) thаt wіƖƖ ɡеt thе plans back іn line wіth thе budget. Iѕ thіѕ reasonable?

Any architect that enters into a contract to draw up plans with a hard set construction budget in mind probably needs to get a new attorney. Unless you can prove that the architect was incompetent in the work that they did it’s going to be extremely difficult to hold him responsible for the bids submitted by a third party.

I doubt the architect signed a contract stating he would draw a house that cost X amount of dollars. What I would do is go back to him and tell him your fndings and that his drawings are completely useless because you cant afford them so what can he cut out of the job to get back to your original costs. Try the nice approach firsxt, then if he doesnt cooperate let him know that if he doesnt redo the drawings for no cost, you will need to find an attorney to recoop your money. Good luck!
