Go through the proper channel. If it is a bank ask the bank when is the auction.

Of course you can make an offer and bargain on the price.
To have your chances work for you, do your homework:
- Check the county records for any hidden liens, who is the owner on the title etc.
- Also check the tax records for any dues and to have some idea of the future expenses.
- Another thing to bear in mind is who are you dealing with? The actual homeowner, realtor, or bank. – Any of these cases is quite unique and requires different strategy.
- Expect there to be competition an be prepared for “low ball” offer from the other side.
- Know that you probably will have to spent time and money on fixing the property so allow extra cushion for it.
- Don’t stick with one property as you maybe loosing other opportunities…
Take you time. There are plenty of bargains out there.
